This section covers every way to enter the property, including the front door keys, garage, keypad lock, and side gate.
Two front door keys and one back door key were handed over at move-in. The back door key sticks. Pull the door toward you as you turn it.
The garage has a keypad entry. There are no remotes included with this home and no smart opener.
The front door has a keypad lock. In bright sun the keypad goes dim. Shade it with your hand and it will light up.
The side gate uses a latch rather than a keypad. It swells after rain and needs a firm push to open.
Your locks have been rekeyed for your move-in.
The property is monitored by Sample Security Co., and the system is currently active.
The home has a Nest thermostat and a Ring video doorbell at the front door.
The owner will add you to the Nest app at move-in so you can control the thermostat remotely. The thermostat is set to Eco mode when the home is unoccupied, so the house may feel warm for about ten minutes after you arrive. You can also adjust the temperature at the thermostat itself.
You will need to open accounts for electric, water, and gas before move-in. The owner handles internet.

Trash goes out on Wednesday mornings, and your mail is held at a cluster box at the corner of Main Street and First Avenue.
Austin Resource Recovery collects trash and compost on your scheduled day each week. Recycling runs every other week on the same day. Place bins at the curb by 5:30 AM, at least five feet apart and clear of cars, mailboxes, and trees. For bulk items, brush, and household hazardous waste, you can schedule on-demand pickup up to three times per category per year through 311 or the Austin Recycles app.

Below are the locations and steps for shutting off water, gas, and power in an emergency.
The main water shutoff is in the front yard near the sidewalk, under a round metal lid. Turn it clockwise to shut off the water.
The gas shutoff is on the right side of the house next to the gas meter and requires a wrench. If you smell gas, leave the house immediately without flipping any light switches or using anything electrical on your way out. From outside, call 911 first, then reach us on our urgent line. Leave the shutoff itself to the professionals.
The main electrical panel is on the left wall of the garage. The water heater is also in the garage, and its pilot light is behind the small panel at the bottom. See the additional notes section at the end for the breaker quirks in this house.
The property is part of an active HOA. A few community guidelines apply to residents.
Refer to the HOA portal or directory for amenity rules, community guidelines, and any architectural review requirements that may apply during your tenancy.
