Alarm

The house is on an active ADT system. The codes are not yet on file with us.

Before you move in We do not have the arm/disarm code or the cancellation password on file. Text us before move-in day. We will ask the owner for them and text them to you. Without them, you will not be able to disarm the system when you walk in, and ADT will dispatch the police if the alarm trips and no one can answer with the cancellation word.

Once we have the codes, they will appear here, hidden by default and revealed with a tap.

Climate & smart home

A Nest thermostat and two Ring devices. The owner will share access through the apps.

The owner will add you to the Nest app on request. You can also adjust at the thermostat itself.

Ring doorbell, front door
Tied to the owner's account. Ask us if you would like to be added so you get motion alerts and two-way audio.
Ring camera, backyard
An exterior Ring camera covers the backyard. Tied to the owner's account.
Camera at the property The owner has one Ring camera installed in the backyard. It records video and audio. You can be granted access to the Ring app on request. If you have concerns about camera placement, text us and we will work with the owner.

Utilities

Electric, water, and gas are all on you. Open each before move-in day so service is continuous.

Electric You pay

Provider: Austin Energy. Open an account at coautilities.com or by phone. Tell them the move-in date.

Water You pay

Provider: Austin Water. Typically handled in the same call as electric.

Gas You pay

Provider: Texas Gas Service. Open an account at texasgasservice.com.

How collection works in Austin

Austin Resource Recovery picks up trash and compost weekly on the same day, and recycling every other week. Put bins at the curb by 5:30 AM on collection day, at least five feet apart and clear of cars, mailboxes, and trees so the truck arm can reach them. Bulk items, brush, and household hazardous waste are picked up on demand, up to three times a year per category. Schedule through 311 or the Austin Recycles app.

Emergency shutoffs

Three locations to know before you need them. Worth a quick walk-through on move-in day.

Water
Right side of the property, before the driveway gate

Look for a circular metal box on the ground. The shutoff valve is inside.

Gas
Left side of the house, at the gas meter

If you smell gas, leave the house first. Do not flip light switches or use anything electrical on your way out. From outside, call 911, then our emergency line.

Leave the gas shutoff itself to the professionals. The meter location above is here so you can direct a technician to it.

In the garage

Main electrical panel is in the garage. See the additional notes section at the end for the one breaker quirk in this house.

What you handle
+

A handful of small items belong with you, the way they would in any home you owned.

Lost keys, lockouts
If you lose a key or lock yourself out, that is on you. A locksmith will handle it. If the lock itself stops working or the door will not open on its own, that is a maintenance issue. Text us right away.
Smoke alarm batteries
Replace as they chirp. 9-volt for most, AA for any newer units.
HVAC filters
Change them yourself if you notice the airflow dropping. Text us if you would like a reminder and a recommended size.
Light bulbs, interior
Standard replacements at any hardware store.
Drain clogs from hair or food
A drain snake or a cup of baking soda and vinegar handles most of these.
Tripped breakers and GFCI outlets
Flip back to on. For GFCI outlets, the reset button is on the outlet itself. If a breaker keeps tripping, text us.

When in doubt, text us. We would rather hear from you and route it to the right person than have you guess.

A few small things the owner flagged during intake. Worth knowing so nothing surprises you.

The upstairs children's bathroom GFCI is connected to the backyard lights
The GFCI in the upstairs children's bathroom trips because of an issue with the backyard lights. If the bathroom outlet goes dead, that's why. Reset by pressing the GFCI button on the outlet itself.
